45 Rockefeller Plaza is a 40-story, Art-Deco, Class-A office building located on the west side of Fifth Avenue between 50th and 51st Streets in Manhattan. GOCO provided mechanical, electrical, fire alarm, plumbing, and sprinkler design for three interconnecting floors comprising Tishman Speyer’s new headquarters office space.
Scope included:
- 6th Floor Fit-out: 58,237 SF
- 7th Floor Fit-out: 35,494 SF
- 8th Floor Fit-out: 12,350 SF
The project involved decommissioning an outdated ‘hot deck / cold deck’ AC unit and upgrading the coils on two air handling units on the floor to provide sufficient cooling. This improvement allowed the client to reclaim valuable rentable square footage. The design featured an open ceiling concept with exposed ductwork throughout, including VAV-zoned areas and additional ventilation to support their wellness objectives. The client requested the demolition of the perimeter walls and insulation to reveal the exposed brickwork underneath. Our design navigated the challenges this created for the HVAC heating and cooling system, as it now had to handle the increased load caused by the exposed walls.
