The Grand Central Project focused on two separate issues: the renovation of the existing infrastructure and the development of retail outlets.
Infrastructure:
The primary goal of this project was to assure the highest level of life safety. To address smoke control and ventilation concerns in the main concourse area and train shed area, computer modeling was used to simulate airflow conditions.
Since the building’s completion in 1913, most repairs and physical alterations were largely undocumented. After exhaustive field surveys of existing vents and pipes, new flow diagrams and drawings were created – mapping the terminal’s utility systems.
A key aspect of our historic preservation effort involved using existing architectural features to deliver modern day services – in this case air-conditioning. To accommodate the heavily trafficked facility, a new 3000-ton capacity chiller plant complete with pumps, piping, chillers, cooling towers and appurtenances was needed. New air handlers were installed to air-condition both concourse levels and a new facility-wide DDC automatic temperature control heating system was designed.
The location of the cooling towers and ductwork was a delicate issue, given the limited roof space and vast ceiling that could not be traversed by unsightly ventilation ducts. After extensive field work, we learned that the supporting columns of the great ceiling were hollow – creating a perfect solution to the problem.
The electrical upgrade included four new 13.8 KV electric feeders with four 7,500/10,000 KVA transformers. The transformers are connected in a distribution loop with various step-down transformers for low-voltage service. Also included were two new 600 KW emergency power diesel generators. An upgraded domestic water system and a new fire-protection system were also added for improved safety and comfort.

The recent restoration of this landmark building included the renovation of 150,000 SF of retail spaces and restaurants.
